A Unique Market Demands Unique Experience

It takes experience and familiarity with the Florida Keys to create accurate, timely appraisals. From Key Largo to Key West, George Rosendale of The Gorman Group is known as "The Keys' Appraiser." George is highly knowledgeable of local market conditions, and well-versed in performing appraisals of all kinds in The Florida Keys. In fact, he has appraised property in Tavernier, Islamorada, Marathon, Key Largo - on virtually every Key…even No Name Key…and there is hardly anything there!

From the Holiday Inn on Key Largo to the smallest home on No Name Key - George has done it all.

Appraising The Florida Keys

There are many commercial and residential appraisers in Florida, but not so many that specialize in Florida Key appraisals. What does an appraiser here need to know that is different from the rest of the state?  Well for one thing, there is effectively only one street – certainly only one business street – Overseas Highway.  Another unusual aspect of appraisal here in the Keys is that in some areas you are located on the Atlantic Ocean and in other areas - across the street - you are located on the Gulf of Mexico ... and there are or can be value differences and the appraiser needs to know them.

Appraiser in the Keys of Florida

Overseas Highway (aka US 1) runs from approximately Key Largo on the north to Key West on the south. As it meanders through places like Tavernier, Islamorada, Layton, Marathon Duck Key, Big Pine Key and Summerland Key property values change….and they change a lot - which is the reason you need an appraiser from the Florida Keys....

What Kind of Appraisal Do You Need?

While we perform appraisals of major properties ranging from golf courses to industrial complexes, the fact is, in the Keys, most of the commercial properties are smaller, almost "mom and pop" types of establishments.  As a consequence, we are really well versed on the values of small commercial properties throughout the Keys.

Our commercial appraisal reports are typically prepared in a short summary narrative format - think of it like a little booklet ranging anywhere from 15 or 20 pages up to 50 or 75 pages. Our fees are very competitive

While a significant portion of our appraisal assignments relate to commercial properties, we also appraise houses, condominiums, waterfront homes, multi-family homes, townhomes, and industrial property…if other appraisers will not or cannot appraise your property, we will.

We are experienced in performing appraisals for property in The Keys for the purposes of Estate Planning, Insurance, Primary and Secondary Mortgages, Mortgage Refinancing, FHA, Property Tax Rebuttal, List Price, Employee Relocation, and more.

No matter what kind of appraisal you need or for what purpose, the Gorman Group of The Keys will provide you with a well-considered, on-target appraisal for your property in The Florida Keys within your time frame.

Key Appraisal Qualifications

George Rosendale, Director of Gorman Group of The Keys, lives here, works here, and plays here – feel free to ask him about his annual party for appraisers on Islamorada Key. With over 30 years of experience in appraising The Keys, George has seen and appraised it all (except the Bat House, which he is hoping to appraise someday soon.)

Email George (george@gormangrp.com) or call us 954-247-1070.

The Picture Below is not one of a building in the Keys - it is on Galt Ocean Mile in Fort Lauderdale - we placed it here so the reader would be able to get an idea of the complexity of the appraisal of work we do.  This is a hotel condominium - one where you buy your "hotel room" and when you are not using it it is rented just like any other hotel room.  Not only are the rooms condominiums, but so is the front desk, restaurant and balance of the building.

There is no need to read beyond this point - it is simply spider food.

...a little spider food...spiders are the little robots search engines like Google and Yahoo send out to find information for you. The information below is presented as a service to search engine spiders to assist them in finding us for you.  Feel free to read it, but we think you will be bored: basically, it is a list of keywords representing some of the various types of properties we have appraised (other key words are included):
