Appraising The Florida Keys
There are many commercial and residential appraisers in Florida, but not so many that specialize in Florida Key appraisals. What does an appraiser here need to know that is different from the rest of the state? Well for one thing, there is effectively only one street – certainly only one business street – Overseas Highway. Another unusual aspect of appraisal here in the Keys is that in some areas you are located on the Atlantic Ocean and in other areas - across the street - you are located on the Gulf of Mexico ... and there are or can be value differences and the appraiser needs to know them.
Overseas Highway (aka US 1) runs from approximately Key Largo on the north to Key West on the south. As it meanders through places like Tavernier, Islamorada, Layton, Marathon Duck Key, Big Pine Key and Summerland Key property values change….and they change a lot - which is the reason you need an appraiser from the Florida Keys....
What Kind of Appraisal Do You Need?
While we perform appraisals of major properties ranging from golf courses to industrial complexes, the fact is, in the Keys, most of the commercial properties are smaller, almost "mom and pop" types of establishments. As a consequence, we are really well versed on the values of small commercial properties throughout the Keys.
Our commercial appraisal reports are typically prepared in a short summary narrative format - think of it like a little booklet ranging anywhere from 15 or 20 pages up to 50 or 75 pages. Our fees are very competitive
